WV Lic. No. RT000293 Why do you need to have a home inspection?You found the home of your dreams. You have made a purchase offer and it has been accepted. Friends and family have seen the home and everyone is excited. But who has looked carefully and objectively at the house? Do the toilets flush? Is the roof in good condition? How old is the water heater? What is the condition of the electrical panel? These are some of the things, along with many others, that a Home Inspector looks at and reports to you. The Home Inspector performs the valuable service of looking at the major components of your home from a dispassionate and objective viewpoint. The inspector will prepare a written report summarizing his findings, including recommendations for repairs, maintenance and upkeep, and potential improvements affecting the overall performance of the systems of the home. Why should you hire us?We have been performing home inspections professionally since 1998. Prior to that Bob worked as a home builder/remodeling contractor for 14 years. Beginning in 1998 he began to work for a housing agency that, among many activities, had a first time home buyer program and a housing rehabilitation program. In his duties for them, he inspected over 800 homes and provided detailed reports for the buyers or owners as to the conditions of their homes. Bob relocated to Fairmont, WV in February, 2008, and opened Pleasant Valley Associates in April of that year. He is licensed as a home inspector in West Virginia by the State Fire Marshal’s Office. He brings to the area an extensive knowledge of housing systems, construction techniques, and the building code. His licensing requires continuing education on home inspection methods and components. In this line, he received training in Mold Inspection in December 2008 and now offers Mold Testing and Inspection along with, or independent of, the normal Home Inspection. For more details, click on the “Mold Inspection” tab above. Additionally, Bob has been trained and certified as a Radon Measurement Specialist by the National Radon Safety Board. He is licensed in West Virginia as a Radon Tester by the Office of Environmental Health Services; Radiation, Toxics and Indoor Air Division. This license also requires continuing education in methodology and legislation. We warrant our Home Inspections.Pleasant Valley Associates LLC offers a 90 day limited structural and mechanical warranty included with each Home Inspection. These warranties are underwritten by American Home Warranty Co. of New Richmond, OH. The warranty provides coverage for structural and mechanical systems that are reported as being in acceptable condition. Should a problem occur with any of the covered components within the warranty period, the claims procedure is simple and straight forward. Best of all, there is no deductible for a claim. The warranty provides peace of mind during the important first few months of ownership, helping you protect your investment. We are timely.Most inspections can be scheduled well within the 10 day period that is standard on the purchase offer. We will get you your report within 24 hours of the inspection, usually on the same day. If we cannot perform to these standards, we will let you know before any time elapses.
We have no other interests beyond performing the inspections and tests. Pleasant Valley Associates LLC does not perform any home repairs, mold clean up or radon mitigation. We instituted this policy when we formed the company and continue to adhere to it. You can be comfortable in knowing that we are not looking for any deficiencies in order to make more money from the inspections and testing.
