90-day Limited Warranty Included with Each Home Inspection

We include a 90-day limited warranty with each of our home inspections at no extra charge. This warranty is underwritten by the American Home Warranty Company of New Richmond, Ohio. The warranty covers repairs to components of the house that, during our inspection, we deemed as appearing to be in acceptable condition. If upon buying the home, you find that one of these components is in need of repair, the warranty will cover such repairs with no deductible.

Covered mechanical items include water lines, drain lines, garbage disposal, gas lines, main service panel, wiring, oven, cooktop, dishwasher, trash compactor, water heater, and HVAC systems. Covered structural items include concrete and block wall foundations, floor joists, structural framing, interior/exterior walls, roof structure and roof covering.

The coverage begins the day of inspection and lasts for 90 days. If there is an extended closing in which the closing date falls beyond the 90 day period, then the warranty extends to 21 days following closing. This warranty gives you peace of mind during the sensitive early stage of home ownership.
